Your production, your current split, side by side with eXp. Start with whichever number you know: deals closed or total GCI earned in the last 12 months.
Your production
deals in the last 12 months ≈ $11,500 per deal → $172,500 gross commission income
total GCI earned in the last 12 months ≈ 26 estimated transactions for fee calculations
The transaction count is estimated from the average price and commission assumptions below. The full GCI entered is used in the comparison.
Built on the Niagara average sale price of $643,000 at 2% + HST commission per deal.
Niagara Association of REALTORS® year-to-date average, first half of 2026. Commission is paid on the actual sale price, so this uses the average sale price, not the MLS® HPI benchmark, which is a price-trend index rather than a transaction price.Change these defaults
HST is collected on top of commission and remitted to CRA. It isn't income, so it's excluded from these numbers on both sides.

The ICON opportunity: get your $16,000 back
At eXp, 20% of each commission goes to the brokerage until you've paid $16,000 in a year. That's called capping. After that, you keep 100% (minus a small $285 fee per deal). ICON is eXp's award for top producers: it gives that whole $16,000 back to you, paid in eXp company stock. Here's how a top-producing year is measured. Either way works:
The usual way: Cap, then keep selling. Those small $285 per-deal fees quietly add up. Once you've paid $5,700 of them (about 20 more deals), you've proven the volume and you're an ICON.
The big-year shortcut: Earned $500,000+ in commissions with 10+ deals? You don't have to wait for the fees to add up. Pay the difference out of pocket before your year resets and claim ICON now. Example: you've paid $3,600 of the $5,700, so a $2,100 top-up (plus HST) unlocks the $8,000 production award. Spend $2,100, receive $8,000.
The award comes in three pieces, up to $16,000 total:
$8,000
Production: have the top-producing year above • stock arrives after 3 years with eXp
$4,000
Culture: give back (teach, mentor, volunteer, 20 points) • stock arrives after 1 year
Up to $4,000
Events: attend eXp events, $2,000 each, up to 2 • stock arrives right away
Good to know: the award is eXp stock (EXPI), not cash. Its value can go up or down, and you need to still be at eXp when it vests. The shortcut top-up doesn't prepay your per-deal fees; those continue as normal. Agents on a reduced cap aren't eligible. Because stock isn't cash, none of this is counted in the calculator totals above. It's upside on top.

eXp Canada disclaimer: This is a planning estimate, not an income guarantee or offer. eXp calculations use an 80/20 split to a $16,000 CAD annual cap, a $285 post-cap transaction fee that reduces to $75 after $5,700, a $29 broker review fee and a $139 monthly fee. The $199 sign-up fee and Ontario RECO E&O costs are excluded. In GCI mode, the exact GCI entered is used, but transaction count is estimated for per-deal fees. Revenue share assumes 50% of recruits reach Tier 1+ (max $2,800–$3,200 per tier); uses conservative $2,667 estimate; actual may be lower or $0 depending on tier, FLQA status, and program requirements (eXp Revenue Share 2024). Stock assumes 50% earn a $400 CAD award after qualifying first deal; shown separately, excluded from totals; eligibility and value can change. ICON information is educational per eXp Canada ICON Program Overview v9.5.24, excluded from totals. Longer-view assumes flat production, same cap rate, no attrition. HST excluded. Verify current eXp rules before relying on results.
